Situation

It is an exempt residential building (former homes of teachers of Intxaurrondo) built in 1965, property of the municipality of Durango, located in the street Laubideta No. 6 of Durango, with access from the facilities occupational center of Intxaurrondo.

General information on the building

It is a building with a rectangular floor plan, measuring 22 m x 9 m and 12 m in height, with four floors, a ground floor for communal use and three floors for residential use. At present and after several refurbishments carried out both inside and in the common parts, the building has seven apartments. Moreover, the building has the necessary accessibility through a renovation carried out in 2008, when an exterior lift was installed on the east façade.

The façades have an exterior finish of two types: natural stone combined with brick. The exterior woodwork is made of wood. The structure is formed by beams, pillars and concrete slabs.

The plant distribution is as follows: On the first and third floor there are two dwellings per floor and on the second floor there are three dwellings. A renovation was carried out in 2005.

Construction-technical system

Foundation and Structure

The foundation is made up of insulated reinforced concrete footings under pillars and running shoe under a perimeter wall. It is a building of main structure formed by pillars, beams and reinforced concrete floor slabs, except for the annex where the elevator is housed, which is formed by a metal frame structure.

Facades

The façade closure consists of a double leaf, an outer sheet of double hollow brick at half-mast, 4 cm insulation, air chamber and interior partition of hollow brick, 3 cm thick, plastered and painted inside. It is a roof is 4 waters, formed from poplar partitions and exterior closure in curved ceramic tile.

 

 

Facilities

The water supply is made by installation of plumbing with copper pipe, protected with plastic macaroni. All the pipes are embedded in the pavement, or embedded in the walls. The installation complies with the provisions of the basic norm of Interior water installations and N.T.E. of cold and hot water. The hot water supply is individualized per dwelling. It is done by Gas Mixed Boilers located in each of the homes.

The sanitation is PVC. All devices are equipped with an individual siphon. The main drain has a minimum slope of 2%. All the houses have a general protection picture located at the entrance of the houses. The electrical installation is embedded under a plastic tube, with sections and other conditions in accordance with the provisions of the Electrotechnical Regulations for low voltage and complementary technical provisions. The ventilation of kitchens is done by natural ventilation system, and an additional ventilation system of mechanical smoke extraction, copper the cooking zone. Likewise, the bathrooms are equipped with mechanical extraction.
